CEO, ALSOUM Real Estate
When we talk about property management, the first things that come to mind are often rent collection, contract renewals, and responding to tenant complaints.
However, based on our extensive experience in managing and operating properties across the United Arab Emirates, I believe that professional property management goes far beyond these routine responsibilities.
Property management is an integrated responsibility that begins with preserving the real estate asset and extends to marketing, leasing, rent collection, maintenance, and tenant services. It also involves providing owners with clear financial and operational reports that enable them to make better investment decisions.
This philosophy has guided ALSOUM Real Estate since the beginning of our journey in 2005. We believe that every property should be treated as an investment asset requiring informed decisions, structured processes, and long-term management—not simply as a unit to be rented out.
I believe the most important question a property owner should ask when choosing a property management company is:
Will this company treat my property as a valuable investment that deserves individual attention, or simply as another property in its portfolio?
The difference is significant.
Property owners need a partner who understands the operational condition of their assets, monitors expenses, follows up with tenants, maintains the building, reduces vacancy periods, and continuously identifies opportunities to improve operational efficiency.
This is the approach we strive to uphold at ALSOUM Real Estate.
A property cannot be rented at the right price without a thorough understanding of the market.
Determining the appropriate rental value and developing an effective marketing strategy are therefore essential parts of our work.
When evaluating a property, we consider several factors, including its location, type, condition, prevailing rental rates, demand levels, and competing properties.
Digital marketing then plays a crucial role in reaching suitable tenants through established property portals such as Property Finder, Bayut, and Dubizzle.
This helps reduce vacancy periods while supporting rental prices that reflect current market conditions.
Our objective is not simply to rent a property as quickly as possible. It is to achieve the right balance between occupancy speed and an appropriate rental return.
One of the fundamental principles of professional property management is that an owner's trust begins with financial transparency.
At ALSOUM Real Estate, we work to ensure that financial transactions are clear, organized, and traceable—from rental payments, cheques, and security deposits to maintenance expenses, invoices, and other operational costs.
We also place significant importance on bank reconciliations and financial reporting, enabling property owners to understand the income and expenditure associated with their investments.
An owner should not simply know how much rent has been collected. They should also know:
How much has been collected?
When was the money deposited?
What expenses were incurred?
Why were those expenses necessary?
What is the property's actual investment return?
This is the standard of property management we believe in.
The owner's interests must remain at the heart of every decision concerning their property.
At ALSOUM Real Estate, we emphasize integrity and transparency in our dealings with suppliers and maintenance contractors.
Maintenance decisions should be based on the property's actual needs, the quality of the proposed work, and fair market pricing—not commissions or personal benefits.
We prioritize genuine invoices, transparent pricing, and the elimination of unnecessary expenses to protect the owner's capital.
Ultimately, every dirham saved through better cost management can contribute to improving the property's overall investment performance.
One common mistake in property management is treating maintenance as an expense that should be postponed for as long as possible.
In my view, well-planned preventive maintenance is an investment in the property itself.
A minor fault that is not addressed promptly can develop into a more serious and expensive problem. It can also affect tenant satisfaction and potentially diminish the property's market value.
For this reason, ALSOUM Real Estate emphasizes on-site inspections, regular follow-ups, and visual documentation of maintenance work before and after completion.
This documentation helps us monitor work quality and maintain a clear record that can be reviewed whenever necessary.
Our experience has shown that a property's success depends on more than its location or rental price.
The tenant experience is a key factor in maintaining sustainable occupancy.
Tenants who are satisfied with their building, services, and property management are more likely to renew their leases. Conversely, poor service and delayed responses can lead to higher tenant turnover and longer vacancy periods.
We therefore work to measure tenant satisfaction through electronic surveys and ongoing communication. This helps us identify strengths, address weaknesses, and continuously improve our services.
Our goal is not merely to secure a tenant for a property. We want every tenant to feel that the property is managed professionally and that their concerns are taken seriously.
Modern property management can no longer rely solely on paper files and traditional correspondence.
Property owners increasingly need faster, more organized access to their information, documents, and financial reports.
At ALSOUM Real Estate, we are working to benefit from digital transformation through electronic archiving, smart notifications, digital communication, remote contract renewals, and organized document management.
For us, technology is not an end in itself. It is a means of achieving three essential outcomes:
Greater efficiency, fewer errors, and increased transparency.
The UAE real estate market is diverse, with each emirate and location presenting its own characteristics and challenges.
Dubai's property market differs in several respects from Sharjah's, while the needs of property owners and tenants vary according to the type and location of each asset.
We therefore do not believe in applying a single management model to every property.
Successful property management requires a thorough understanding of the local area, property type, target tenant, rental rates, demand levels, operating expenses, and day-to-day operational challenges.
Drawing on our experience in property management and operations since 2005, ALSOUM Real Estate works to deliver management solutions tailored to each property's characteristics and its owner's requirements.
Consistent rent collection is one of the factors that directly affects a property's financial performance.
A bounced cheque or delayed payment should never be left unattended.
At ALSOUM Real Estate, we follow a structured process for handling bounced cheques and overdue payments, beginning with communication and amicable follow-up and progressing to legal procedures when necessary, in accordance with applicable regulations.
Our internal legal follow-up capabilities also help us respond more efficiently to cases requiring legal action, particularly those involving tenants who fail to meet their payment obligations.
Our objective is always to protect the owner's rights and address issues promptly, professionally, and systematically.
Some may view a building watchman as someone whose sole responsibility is opening and closing the building.
We take a broader view.
Building security personnel are present on-site every day, and their training and clearly defined responsibilities can directly influence security, safety, cleanliness, and the overall appearance of a property.
We therefore emphasize appropriate training in emergency response, fire incidents, evacuation procedures, and situations involving people trapped in elevators. Clear daily task schedules are also important for maintaining consistent standards.
In property management, small operational details often make a significant difference to the overall quality and value of an asset.
We believe that when an owner entrusts a property to a management company, they are entrusting more than a building.
They are entrusting an investment, capital, and part of their financial future.
Our responsibility therefore extends beyond signing agreements or collecting rent. It involves protecting the investment, improving operational efficiency, maintaining property quality, and providing owners with a transparent view of their property's financial and operational performance.
ALSOUM Real Estate has developed this approach through its experience dating back to 2005, alongside its ISO 9001:2015 certification, Real Estate Excellence Award, and accreditation as an official real estate valuer, as stated in the company's approved profile.
I believe the future of property management in the UAE will depend increasingly on technology, data, transparency, and the quality of the tenant experience.
The number of properties under management will not, by itself, be a sufficient measure of success.
The real questions will be:
How effectively are properties being managed?
What are their occupancy rates?
How well is their value being preserved?
Are operating expenses properly controlled?
Is rent being collected consistently?
Are tenants satisfied?
Is maintenance carried out before problems become more serious?
Do owners have access to accurate information and reports?
Can owners trust that their property manager is genuinely acting in their best interests?
We believe these questions will help define the future of real estate asset management in the UAE.
After many years in the real estate sector, I have become increasingly convinced that even a good property needs good management to achieve its full investment potential.
A property management company should be more than an intermediary between an owner and a tenant. It should be a genuine partner in protecting the asset, improving its performance, and supporting the owner's long-term investment objectives.
This is the vision we uphold at ALSOUM Real Estate: experience since 2005, an integrated approach to property management and operations, attention to detail, transparent practices, and a continuous commitment to protecting property owners' assets.
ALSOUM Real Estate is more than a property management company. We are a partner committed to protecting the value of your investment.
